Reservation and Cancellation Policy
To guarantee your booking, we require a reservation deposit 50% of total stay in Thai Baht and the remain rent balance is due upon arrival.
In case of cancellation, your deposit will be refunded after deducting the cancellation fees as follows. All refunds will be made within two weeks after we receive your cancellation notice. Information about cancellation should be sent by email. Cancellation fee when notice is given in Thailand time :(GMT+7)
100% refund of reservation deposit minus transfer fee if cancel up to 6 weeks or more before arrival.
50% refund of reservation deposit minus transfer fee if cancel within 4 to 5 weeks before arrival.
There will be no refund if cancel in the 30 days/ 4 weeks before arrival.
Monthly Rental Conditions
We accept credit cards (VISA/Mastercard), a surcharge of 3% will be applied.
Monthly Rental Rates include the following amenities and complimentary towel changes twice/week, cleaning with linen changes 3 times/month:
Beddings (duvet/duvet cover/bedsheets/ pillow cases, pillows, linen), towels & bath mats
Plates, Glassware, utensils and kitchen appliances
Hair dryer, Iron & Ironing board, baby cot, extra bed available upon request
Monthly Rental Rates exclude electricity and water charges. Utilities charges are as follows:
Electricity: THB 6 per usage unit
Water: THB 30 per usage unit or minimum THB 300/ month for Family Suite and THB 200/month for Standard/Superior/Deluxe unit
Telephone charges – THB per actual duration and TOT charges
Upon check-in, THB 5000 (1 bedroom), THB 10000 (2-Bedroom) Security Deposit for any damages or breakages is required in cash only. If damages exceed the deposit amount, TENANT will be held responsible to cover the cost of damages.
TENANT to pay a cleaning fee of THB 1,500 (1 bedroom), THB 2,200 (2-Bedroom) at the end of tenancy if the premise is not returned in the clean condition identical to when move in.
